January

The single most important month for catching problems before they get expensive.

  • Wrap exterior pipes if you haven't yet. Charlotte hits low 20s a few nights a year.
  • Drip faucets during hard freezes.
  • Replace HVAC filter (every 60-90 days; check it now).
  • Test smoke and CO detectors. Change batteries if you haven't this year.
  • Check water heater for any signs of corrosion or moisture at the base.
  • Inspect roof from the ground with binoculars. Missing shingles, damaged flashing.
  • Clean dryer vent all the way to the outside. House fire risk if it's clogged.

February

  • Inspect attic insulation. If you can see the ceiling joists, you need more.
  • Check caulk around windows and exterior doors. Re-caulk now before pollen season.
  • Run garbage disposal with ice and citrus to clean it.
  • Test sump pump if you have one. Pour a bucket of water in.

March

Spring kicks in. Pollen will arrive within weeks.

  • Service the lawn mower before you actually need it.
  • Inspect and clean gutters before the spring rains. Charlotte gets serious storms in April-May.
  • Pressure wash decks, patios, and exterior siding. Pollen is coming.
  • Check exterior caulk and paint around windows, doors, and trim.
  • Inspect deck for rot. Push a screwdriver into joists and posts. Soft = bad.
  • Schedule chimney sweep if you used the fireplace heavily.

April

Peak pollen month. Yellow car, yellow house, yellow everything.

  • Replace HVAC filter (pollen will clog it fast).
  • Wipe down outdoor furniture before using.
  • Check and clean window screens.
  • Test irrigation system and fix broken heads.
  • Service the AC if you didn't in February. Charlotte's first 90 degree day is usually in April or early May.
  • Pressure wash the driveway and walkways. Pollen makes everything slick.

May

The last month before serious heat. Get everything in shape now.

  • Pressure wash again after pollen tapers off.
  • Inspect and clean dehumidifier drains.
  • Check attic ventilation. Hot attics destroy roofs and drive up cooling bills.
  • Inspect outdoor faucets for leaks. Easy to miss because of the cold-weather wrapping.
  • Trim trees back from the roof and power lines.

June

Heat and humidity are in full force.

  • Replace HVAC filter (every 60 days minimum during heavy use).
  • Check refrigerator door seals. A weak seal in summer is a $30/month electricity bill.
  • Inspect basement or crawlspace for moisture. Humidity drives mold here.
  • Clean lint from behind the dryer. Fire risk.
  • Inspect deck stain and re-stain if it has been more than 2 years.
  • Check garage door sensors and weather seal.

July

Storm season. Charlotte gets serious afternoon thunderstorms.

  • Inspect roof after each major storm.
  • Check sump pump monthly during storm season.
  • Clean gutters mid-month. Maple seeds and storm debris.
  • Test surge protector. Whole-home surge protectors (worth installing in Charlotte) need periodic verification.
  • Inspect window wells for debris.

August

Hot and miserable. Stay inside and do interior maintenance.

  • Replace HVAC filter.
  • Vacuum coils on the back/bottom of the fridge.
  • Clean range hood filter.
  • Re-caulk bathrooms if any caulk shows mildew or gaps.
  • Inspect washing machine hoses for cracks or bulges. Burst washing machine hoses are a top-5 cause of home water damage.

September

Cool-down begins. Best month for outdoor projects.

  • Power wash decks, fences, and siding before sealing.
  • Reseal decks and fences if needed.
  • Inspect and clean fireplace and chimney before first use.
  • Test heating system. Run it for 20 minutes. Smoke smell on first run is normal; persistent odor isn't.
  • Service the lawn mower for the last few cuts of the season.

October

Leaf season starts.

  • Clean gutters after first major leaf drop.
  • Inspect weatherstripping on doors and windows.
  • Drain and store hoses.
  • Test garage door auto-reverse. Place a 2x4 in the path. Door should reverse on contact.
  • Inspect exterior caulk and paint one more time before winter.

November

Pre-winter checklist.

  • Wrap exterior pipes and disconnect/drain hose bibs.
  • Service furnace or heat pump if you didn't in September.
  • Replace HVAC filter (winter mode).
  • Inspect attic insulation depth. Add more if needed.
  • Test sump pump.
  • Check exterior faucets for slow leaks. Easier to spot before they freeze.

December

Holiday-friendly maintenance. Nothing too intensive.

  • Test smoke and CO detectors.
  • Inspect Christmas tree water reservoir daily if real tree.
  • Inspect extension cords for cracks or damage before holiday lights.
  • Check chimney damper before using fireplace.
  • Run all faucets briefly if going on vacation. A small drip during a cold snap can save you a major repair.
